How to get help
A buyer's realtor requests an applicant screener from HCLT's Associate Director of Real Estate. The buyer obtains preapproval from an HCLT-approved lender and completes HUD homebuyer education, after which the realtor submits the completed screener. If initial requirements are met, HCLT contacts the buyer for the eligibility process. Timely, complete submissions may take approximately 45-60 days from application to closing, but eligibility, financing, home availability, and closing are not guaranteed.

Gross annual household income below 80% of area median income; completion of an eight-hour HUD-certified homebuyer education course and HCLT orientation; an approved fixed-rate 30-year mortgage; debt within HCLT limits; at least $1,000 in personal reserves at closing; required eligibility documents; and representation by a licensed realtor.

When an HCLT homeowner sells, the next qualified buyer can purchase the home at the community land trust's affordable resale price. The buyer owns the home and leases the land from HCLT under a 99-year ground lease, with a resale formula designed to preserve long-term affordability.
